  • Arrival Coordination: Please provide your estimated arrival time upon booking.
  • The 30-Minute Rule: Please call or message us 30 minutes prior to your arrival so we can be there to hand over the keys.
  • Late Arrival Fees: To compensate our staff for out-of-hours service, the following cash fees apply for late check-ins:
  • 20:00 – 22:00: £20.00
  • 22:00 – 00:00: £30.00
  • Please note: We cannot facilitate check-ins after 00:00 (Midnight).



🏠 Apartment Occupancy & Cleaning

Our pricing is tailored to the number of guests to keep costs low for smaller groups.

  • Bedroom Access: The apartment is self-contained for your exclusive use. However, to manage cleaning costs, bedrooms that have not been paid for will remain locked.
  • Cleaning Fees: * Standard fee (1–3 guests): £30.00 per booking.
  • Large groups (4+ guests): £10.00 per additional person.
  • Rate Confirmation: If you are booking for two persons sharing one room, please contact us for a potential discounted rate.




Terms & Conditions (Summary)

  • Contract: By confirming your booking, you enter into a legal agreement governed by English law. All guests must be 18 or older.
  • Cancellations: Please refer to your specific Airbnb cancellation deadline. Cancellations made after the deadline will result in a charge equivalent to the first night's stay plus any selected extras.
  • Liability: Guests are responsible for any damage or loss caused to the property during their stay. We reserve the right to terminate a stay immediately, without refund, in cases of unacceptable behaviour or noise nuisance.
  • Availability: In the unlikely event of a booking error, we will offer alternative accommodation or a full refund of the price differential.
